At 9:45 on a Monday in late August, soon after Mama Kat's reopened in its new building, the parking lot was already full. Cars waited for open spaces and the waiting areas were packed, according to The Coast News. That was a weekday, at a pie shop now running in a building made for a buffet.
That crowd shows where San Marcos breakfast lives now. Old California Restaurant Row on West San Marcos Boulevard used to be the default place to eat out. Its restaurants have either closed or moved to Rancheros Drive and Grand Avenue, and the ones that moved went into bigger rooms than they had before. The boulevard is getting townhomes and commercial space, but no restaurant has been named for that space. For the next few years, weekend mornings in San Marcos will happen somewhere else.
A Pie Shop in a Buffet's Old Building
Mama Kat's has been in San Marcos since 2005. For most of that time it was in a 4,000-square-foot strip-mall space on West San Marcos Boulevard. Its new home at 288 Rancheros Drive is 18,500 square feet, indoors and outdoors, and the move more than doubled its seating, the San Diego Union-Tribune reported in September.
Seating was only half the problem. The Coast News reported that as neighboring units in the old building came open, the family took them over. That added capacity, but the small parking lot never got bigger. The restaurant grew around a lot that stayed the same size. So when the Rancheros lot filled up in the first days, it said more about demand than about the building. The new site was made for big crowds.
The building has a history. Hometown Buffet opened there and stayed 18 years before closing in 2016. The site then sat empty for several years. My Yard Live, a brewpub, moved in next and closed in November 2024. Each tenant left something behind. The brewpub's central bar is gone, but its brewing tanks are still there. The Union-Tribune reported that the owners are thinking about brewing their own signature beer someday.
The new space also lets you choose how to eat. You can sit down for table service or order at the walk-up counter and take a seat anywhere in the free seating, inside or out. On a crowded Saturday, that counter is a second way in.
Getting a Table at 288 Rancheros
The wait still exists, and it runs on posted rules. Published reports and the restaurant's own site disagree on the morning hours. Mama Kat's hours page lists 7 a.m. to 1 p.m., seven days a week, and that is the schedule to go by. The same page sets a few rules worth knowing before you drive over:
- The waitlist closes early. Sign-in stops once the restaurant reaches its table capacity for the day.
- Arrive by noon. The restaurant asks guests to come at least 60 minutes before closing to be sure of a table.
- Food orders stop at 12:45 p.m. Last call is 15 minutes before close.
- Use the counter. Walk-up ordering and open seating don't depend on a table opening up.
In August, The Coast News saw signs at the new location saying Mama Kat's planned to extend its hours and was working on a new lunch menu. The restaurant's site now says it is "back to breakfast as usual," and the hours still end at 1 p.m. For now, plan on breakfast, not lunch.
Grand Avenue Picked Up the Rest
Mama Kat's went north to Rancheros. Most of the city's other new morning spots landed on Grand Avenue.
The Mining Company was one of the original Restaurant Row restaurants, back when it was called Old California Mining Company. In 2023, The Coast News reported it had secured a space at 579 Grand Ave. in Creekside Marketplace. It runs from that address today, and it has added something it was never known for on the boulevard. The Mining Company now serves breakfast every Saturday and Sunday from 10 a.m. to 2 p.m., with $3 mimosas and $5 Bloody Marys. Its banquet room seats 30, which works for a birthday brunch that's too big for a regular table.
About a mile east on Grand, Steady State Roasting opened its second café next to its roastery at 1320 Grand Ave., Suite 9. When San Diego Magazine covered the opening in June, it listed Tuesday through Saturday hours, 7 a.m. to 2 p.m. The roasting happens in the building next to where you buy the coffee.
The rest of the new openings are at North City. Necessity Coffee came over from Encinitas and held its grand opening March 7 at 250 North City Drive, in the storefront Copa Vida had left earlier in the year. The Coast News reported daily hours of 7 a.m. to 2 p.m., a breakfast sandwich and house-made pastries.
Here are the weekend hours side by side:
| Spot | Address | Weekend breakfast hours |
|---|---|---|
| Mama Kat's | 288 Rancheros Drive | Sat and Sun, 7 a.m. to 1 p.m. |
| The Mining Company | 579 Grand Ave. | Sat and Sun, 10 a.m. to 2 p.m. |
| Steady State Roasting | 1320 Grand Ave., Suite 9 | Sat, 7 a.m. to 2 p.m. as of June 2026 |
| Necessity Coffee | 250 North City Drive | Sat and Sun, 7 a.m. to 2 p.m. as of March 2026 |
These hours line up in a useful way on Saturday. Mama Kat's stops taking new tables around the time The Mining Company's brunch is getting busy, so late risers have a second sit-down option on Grand.
What's Going Up Where Breakfast Used to Be
The Restaurant Row parcel is now a Lennar project called The Row. It combines the old restaurant site with the former Sears lot next door. In February, the San Diego Union-Tribune reported that the old buildings had been demolished and grading and utility work were underway. Building construction was expected to start in the spring.
The plan, as of that February report, calls for 261 townhomes in total. The larger parcel gets 190 townhomes, a one-acre park, 10,400 square feet of commercial space and another 17,000 square feet set aside for outdoor dining. The former Sears lot gets 71 townhomes over 2,900 square feet of ground-floor commercial space. Last year the city named the future park Old California Row Park, which keeps the old shopping center's name on the map.
So the plan includes outdoor dining space, but no one has been named to fill it. The last restaurant or café tenant publicly connected to the project was Ascend Coffee Roasters. In 2023, The Coast News reported that Lennar had promised it space in the project. Ascend closed its Restaurant Row shop on February 29, 2024, and moved its café to Carlsbad. The February report projected first move-ins for late 2026 or early 2027 and full completion in mid-2028. Those dates are projections. Even if they hold, a place to eat on that block depends on tenants nobody has announced.
Past the construction fencing, the east end of the boulevard has changed too. Fish House Vera Cruz sat next to the project area and closed after 47 years. Its family announced the closure in June 2025. Cocina del Charro still lists its San Marcos location and hours, which makes it one of the few familiar names still serving on that part of the boulevard.
That's why the moves to Rancheros and Grand look permanent. The businesses that moved signed on for bigger rooms. The site they left won't have a restaurant tenant for a while.
Fall Mornings to Pair With Breakfast
Three city mornings are coming up this fall, and the hikes fit with a late breakfast. The City of San Marcos Fall 2026 recreation guide lists:
- San Marcos Hikes, Saturday, Nov. 7. Meet at Cerro de Las Posas Park, 1387 West Borden Road. Sign-in is at 8:30 a.m. and the hike starts at 9 a.m.
- San Marcos Hikes, Saturday, Dec. 5. Meet at Lakeview Park, 650 Foxhall Drive, on the same 8:30 sign-in and 9 a.m. start.
- Breakfast with Santa, Saturday, Dec. 5. From 7:30 to 11 a.m. at the San Marcos Community Center, 3 Civic Center Drive.
The two Dec. 5 events overlap, so families will have to pick one. The Nov. 7 hike has no conflict. Sign in at 8:30 at Cerro de Las Posas, and by mid-morning you can be in The Mining Company's weekend brunch window on Grand, or in line at Mama Kat's before the waitlist closes.
At Graham & Kelly Levine, we follow which corridors are gaining foot traffic and which blocks are still under construction, because that affects how a home near Rancheros, Grand or the boulevard should be presented and priced.
