Let’s talk #realestatemarket. We had some big shifts in the industry last month- With rates plummeting and regulations changing, it was an interesting time in the real estate industry. But what we’re sure YOU want to know, is- Did it affect property values? Are there still homes for sale? Are people buying and selling? If those are your questions, you are our people. Here is a quick rundown of the market in North County last month.

The average sales price in North County was $1.489m in the month of August. That varies greatly though from city to city with inland areas like San Marcos and Vista averaging lower than the coastal communities of Carlsbad and Encinitas. The average price in Carlsbad was $1.82m, Encinitas averaged out at $2.39m, and Cardiff was $2.08m. We have over 900 homes currently for sale in North County, which is almost 20% more than the same time last year. More homes for sale sometimes indicates a price drop is coming, but we haven’t seen it yet- prices were almost identical to last year’s numbers. Houses are still taking just around a month to sell, though 10% less homes sold last month than they did in August of 2023. More for sale and less selling again could mean a shift is coming, it just may be too early to tell.
